Orientation is the one thing you cannot renovate. Notes on choosing a home by the way the sun moves through it.
Before we look at a floor plan, we look at a compass. East-facing bedrooms, west-facing terraces and a north-lit studio — the classic rules still hold.
Deep eaves, pergolas and operable shutters let a house take the best of the sun while refusing the worst of it.
A simple test
Visit twice: once in the morning and once at golden hour. The house that feels right both times is usually the one.
